Limnaria Villas Apartment is enviably situated on the first floor at the new, luxury Limnaria Villas residential complex in
Kato Paphos. Away from the bustle of the main tourist area, yet close to all facilities, Limnaria Villas is situated in beautiful, well-maintained gardens,
with benefit of large swimming pool and sunbathing areas.
This 3-bedroom apartment faces south-east to south
but its balcony is protected from the hotter sunshine in the
afternoons. It is, therefore, ideal for the heat of the summer, whilst
enjoying morning light. For full sunshine the pool below
beckons!
It has a bathroom and a walk-in shower room, both with grab-rails
fitted, so is ideal for those whose balance may not be perfect or if
anyone in your group tends to “hog” the bathroom!
This is the apartment for you if your group includes
people who want a bedroom to themselves or larger numbers: groups of
friends, big families, 3-generation family holidays. This spacious
apartment will mean you can all enjoy being together, without feeling
cramped or treading on one another’s toes!
The living room has comfortable seating including two sofa beds, colour TV, video, and music centre, dining table and chairs, coffee tables and lamps. There are board
games, books and video/music tapes to keep you entertained and we also have a selection of tourist information leaflets and maps to help you plan your
holiday.
We offer both terrestrial and satellite (Hotbird) television.
The bedrooms (one double, two twins) are furnished with double fitted cupboards (with PLENTY of coat hangers!), dressing tables and bedside tables
with lamps. There is ample drawer space, too. Although the crime rate is very low in Cyprus, we have provided security boxes for your peace of
mind.
The apartment is also equipped with an iron and ironing board, clothes dryer for the veranda, bed linen and towels (including beach towels) and hair
dryers and cooler box. Sun-loungers are available round the pool and the apartment has additional lounger-chairs and sun-umbrellas.
There are 18 shallow steps with hand rail up to the first floor. The
baths/showers have support grab rails. The 3-bedroomed flat has a
walk-in shower. The shower by the pool is also 'walk-in'! (The general
area is flat, including the walk to the sea.)
All the rooms are fitted with ceiling fans and air-conditioning units and all windows are double-glazed with heat-reflecting shutters and fly screens.
Both have large verandas with dining table and chairs, overlooking the gardens and swimming pool. There is ample off-road parking at the
apartments, which are located on a slip-road, not a through road. Large

Limnaria Villas Apartments has easy, non-complicated, access to Paphos airport and is about
15-20 minutes by car. The central tourist area of town, harbour area and nightlife areas (including the aptly named Bar Street) are around 5-10
minutes walk away. The complex is set back just 4-5 minutes walk from the main coast road.
One side of the coast road has a small, colonnaded shopping complex with piazza-style restaurants, car hire and excursion
bureaux, a small food market for basics and some other tourist shops for sandals, T-shirts etc. There are a number of other restaurants, including a
Chinese.
Across the road is the beach (Blue Flag) and beach restaurant. In season water sports equipment and water-based excursions e.g. diving, parasailing,
can also be found here. From the beach there is a sea-side walk into the town, which is away from the traffic and gives beautiful views of the
harbour, Lusignan fortress and lighthouse as well as being bordered by flowers in season. Shortly before this road are tennis courts and on
the opposite side is the (4*) Alexander the Great hotel, with its fitness facilities and heated swimming pool for those who stay for longer periods or
in winter.
Parking is also no problem. It is not necessary to hire a car for your stay unless you wish to take tours around the island. Buses run along the coast
road into both Kato Paphos and the upper town, as well as along the coast to the Tombs of the Kings and Coral Bay.

PAPHOS AREA:
Paphos itself has the best climate in Cyprus: mild in winter (16-20 degrees C) and cooled by sea-breezes in summer. In winter, if you suffer from
Seasonal Affective Disorder or just feel depressed by the grey skies in northern Europe, why not fly south for a break and enjoy the bright light
and fresh local produce of Cyprus?
Paphos is also an ideal location for visiting the Akamas Nature Reserve, a multitude of historical sites, including the World Heritage Tombs of the
Kings, the Troodos Mountains and other parts of the island.
Airports:
The apartments are only a 20-minute drive from Paphos airport and there is a direct motorway connection (about 1hr 30 mins – allow 2 hours for traffic)
to Larnaca airport.
Golf:
There is a choice of three golf courses: Aphrodite Hills and Secret Valley 18-hole championship golf courses – 20-25 mins.; Tsada, 18-hole – 15 mins.
All have club facilities. Par around 71/72.
Fishing:
There are fishing boats to hire from the old harbour, including for deep-sea fishing.
Diving:
There are many dive-schools in Paphos, including at the Paphos Beach Hotel, 10 mins. walk from the apartments.
Skiing and snowboarding:
From January to March, on Mount Olympus, only 2 hours drive away.
Tennis:
Only a 3-min walk from the apartments to tennis courts.
Other local facilities:
Cycling, horse-riding, go-karting, para-sailing, sailing, hiking, Water-Park.
There are English-language cinemas in the town and concerts are held in front of the mediaeval fort and at the ancient Odeon. Paphos also has
a number of fascinating museums.
There are several wineries in the locality that can be visited for free wine-tasting and stocking up on good Cyprus wines for your holiday and to
take home.
Many monasteries and churches are accessible from Paphos, as are the Birthplace of Aphrodite, Aphrodite’s Baths, Adonis Falls, reservoirs and
mountain forests.
